At 2 Valley Properties we work closely with our local notaires offices in St Jean d'Aulps and Abondance, however the vendor and the purchaser both have the right to choose their own notaire to represent them in the sale. Having the same notaire makes the process much easier and much quicker and the notaire always plays an impartial role in the sale process.
The notaire's job is not only to draw up both the 'compromis de vente' and the final 'acte de vente', he also checks the identity and situation of all parties involved, the current ownership of the property in case there are any third parties involved, whether there are any outstanding debts on the property, if the property has the relevant planning permission and communicates with the banks concerned with any future or existing loans.
The purchaser has to pay the notaire about 7% of the price of the property including taxes for his role in a sale. This amount has to be paid when the final 'acte de vente' is signed. At 2 Valley Properties we will always act as 'go-between' and translator for the purchaser and the notaire, however you have the right to contact the notaire directly.
